The Site
The wider Asps site covers approximately 56.6 hectares. Irregular in shape, it is bounded by Europa Way to the east and Banbury Road to the west, with these two roads meeting at the southern end of the site. The site is situated around 4km south-west of Leamington Spa town centre and 2.5km south-east of Warwick town centre.
In addition to the homes already under construction, the proposals are now being brought forward for two additional parcels of land within the site, outlined in red on the image above.
The northern parcel sits in the north-western corner of the Asps site. This land was always intended for residential development but was not included in earlier construction phases. It provides an opportunity to deliver additional homes while retaining the existing landscaping framework already approved for the wider site.
The southern parcel is located in the south-western corner of the site. Originally identified for agricultural use, this area also includes a key drainage feature—an attenuation basin—that will be carefully reconfigured to accommodate new homes, alongside existing woodland planting.
Together, these parcels will contribute up to 120 new homes—60 on each parcel—building on the existing 900 dwellings already approved for the wider Asps development. Both areas remain within the original planning red line boundary and will be designed to respect and respond to the overall vision and design code for the site.
